What am I buying? Transactions involving commercial properties and business opportunities are significantly different from residential transactions. The value of a property is not based on views or square footage or number of bedrooms. Rather value is based upon earned income and/or the potential for earning additional income. It is also based upon zoning, longevity of the operation, competition in the area and a host of other factors that contribute to the ongoing success of a commercial enterprise.
What is it worth? Good Question. That depends on the type of business. For example, when a prospective buyer is looking at something such as the lodging property above, typical industry standards provide the expectation that the net rate of return will be somewhere around 10 percent of the purchase price. That is because this property is a limited service lodging property only serving breakfast. If it were a full service property with a restaurant and bar the expectations is that the rate of return would be about 6 to 7 percent rate of return. However, the net revenues would be much higher and therefore have a larger purchase price.
